During construction works, neighbouring properties can sustain cracking or movement and defects caused by vibrations, soil dewatering and construction errors.

To ensure that construction works have not caused damage, defects or cracks in the neighbouring buildings, it is advised to invest in a pre-construction dilapidation and / or condition report, and again after site works are completed a post-construction report.

The engineer who will undertake one of these reports will visit site, check all the internal and external walls, ceilings, roof voids and cellars. The engineer will make notes of any cracking or movement, take measurements and photographs and record any defects within a report. The report will be issued to all parties concerned.

After the construction works have been completed, it is advised that the original engineer re-visit site taking measurements of the cracking to see if it has worsened or if new cracking has occurred, the engineer will also check for movement to the property. A second report will be prepared based on past and current findings along with any recommendations.
